    What's actually included

    • Pre-install site visit and measure (free)
    • Permit pulled in our name — you don't deal with the county
    • Gas line from your meter or LP tank to the unit
    • Co-axial direct-vent piping through wall or chimney
    • Framing prep, hearth, and any required clearance work
    • Unit set, fired, calibrated, and combustion-tested
    • Final inspection scheduled and met by us

    What drives the price up

    • Long gas line runs (over 30 ft from meter)
    • Switching from LP to natural gas (or vice versa) — different orifices
    • Premium brands (Heat & Glo True Series, Valor L-series, Napoleon Vector)
    • Stone or tile surrounds (separate masonry trade)
    • Coastal locations requiring 316-stainless venting

Tips to reduce your install cost

    • Pick a direct-vent unit that fits your existing chimney chase — you'll save $800–$1,500 on framing and finish work.
    • Stay with the same fuel you already have (natural gas if you have a meter, propane if you have a tank). Switching fuels means new orifices and a longer permit cycle.
    • Bundle gas line work — if you're already running a line to the fireplace, adding a stub-out for a future range or grill is cheap.
    • Off-season install (May–September). Schedules are open and we're not racing a December cold snap.
    • Skip the premium stone surround on day one. Install the unit and add the finish package later as a smaller project.
    • Use one licensed specialist for the unit + gas + venting + permit — bundled is always cheaper than coordinating three trades.

How long does a gas fireplace install take?

From the day we set the unit, most jobs are done in 1–3 working days. A direct-vent insert into an existing wood-burning fireplace is usually a single day. New construction with framing takes 2–3 days once the rough-in is complete. A full wood-to-gas conversion with venting and surround rebuild takes 2–4 days. Outdoor fire pits are typically same-day.

The longer timeline isn't the install itself — it's the permit cycle. Florida counties typically take 5–15 business days to approve a gas-appliance permit. We file the day you sign and stay on top of the county until it's approved.

Is a gas fireplace worth the investment?

For the average Florida home, yes — but not for the reason most people think. Heat is barely on the list here. The real ROI is resale value, room ambiance, and the 2–4 cold nights a year where central heat alone feels insufficient. Realtors price a direct-vent gas insert into listings at $3K–$8K of added perceived value, and unlike a kitchen remodel, a properly installed gas fireplace stays current for 15–20 years.
